HIOZ — Your stay. Explained.

For holiday lets

Retire the information folder. Record it instead.

Holiday lets have quirks: the boiler that needs a nudge, the log burner, the bins that go out on Thursdays. HIOZ captures all of it in one walkthrough and serves it to every guest, every week.

What is a HIOZ guide for a holiday let?

A HIOZ guide is a digital replacement for the holiday let information folder. The owner records a video walkthrough once; HIOZ turns it into an organised, multilingual guest guide covering arrival, heating, appliances, house rules, local recommendations and checkout — available from one secure link or QR code that never changes.

Changeover day shouldn’t need a helpline

Weekly arrivals multiply every little confusion by fifty-two.

Nobody reads the folder

The lovingly typed A4 folder gets opened once, to find the Wi-Fi code. Video sections get watched, because they answer the exact question in seconds.

Saturday-evening phone calls

New arrivals hit the same three problems at the same time every week. HIOZ answers heating, hot water and TV questions before they reach your phone.

Instructions drift out of date

New hot tub, different bin schedule, replacement TV. Edit the section once — the printed folder would still be wrong.

Built for how holiday lets actually run

Show the quirky bits

The stopcock behind the panel, the trick with the shower dial — some things need showing, not describing. That’s the whole point of HIOZ.

Stay-length access windows

Give each booking access that matches their dates. Sensitive details expire when guests leave.

QR codes in the property

Frame one in the hallway for the whole guide, stick one by the log burner for that section alone.

Overseas guests welcome

Translate your guide into up to 9 languages automatically — one recording covers every nationality in your calendar.

Your local knowledge, organised

The beach at low tide, the pub that does dogs, the farm shop — recommendations by category, with your notes.

Checkout that actually happens

A clear leaving list — strip the beds or don’t, bins, keys, heating off — in the guest’s language, linked from your departure message.

From folder to guide in one afternoon

  1. Record a walkthrough as if you were showing a friend around — include the quirks you always have to explain.
  2. HIOZ drafts sections for everything you covered and flags sensitive details like key-safe codes.
  3. Add your local recommendations and checkout list.
  4. Put the QR code where the folder used to live and add the link to your booking confirmation emails.
  5. Update sections whenever something changes — the link and QR stay the same.

Frequently asked questions

We already have a printed information folder. Why switch?

Keep it if you like — but the folder can’t translate itself, can’t show a video of the boiler reset, can’t be updated after you’ve printed it, and can’t answer questions. Most owners keep a one-page QR sheet and move everything else into HIOZ.

Does it work with booking agencies like Sykes or holidaycottages.co.uk?

Yes. HIOZ is independent of your booking channel — share the link in whatever pre-arrival email or message the agency sends, and put QR codes in the property.

What about guests with no mobile signal at the property?

Guests can open the guide before travelling from your pre-arrival email, and once they’re on the property Wi-Fi everything works normally. Many owners also print the Wi-Fi details beside the hallway QR code.

Can my cleaner or co-owner help manage it?

HIOZ runs on the shared ReHub account system, so a co-owner can sign in and update sections or recommendations between stays.

How much does it cost for one cottage?

Starter is £9.99/month for one live property, and your first live property is free for 14 days. Building and previewing is free with no credit card.
